Buying Land

How do I start the process of buying land with Landplan?
Browse our current listings on the Land for Sale page, shortlist a plot that fits your budget and location preference, then book a site visit with one of our sales agents. Once you're satisfied, we guide you through the sale agreement, payment plan and title transfer.
Can I visit the site before buying?
Yes, and we strongly encourage it. We arrange guided site visits so you can see the exact plot, confirm the beacons on the ground, and get a feel for the neighbourhood, access roads and nearby amenities before committing.
What sizes of land do you sell?
Our listings range from compact residential plots (as small as an eighth of an acre) to multi-acre parcels suitable for larger developments or agricultural use. Available sizes vary by project and location, so check individual listings for exact acreage.
Do you sell land outside Nairobi?
Yes. While many of our projects are in the greater Nairobi metropolitan area, including Kajiado, Kiambu and Machakos counties, we also list opportunities in other growth corridors as they become available.

Payments & Pricing

Do you offer flexible payment plans?
Yes. Most of our plots can be purchased through an instalment plan, typically starting with a deposit followed by monthly payments spread over a period agreed with our sales team. Ask your agent for the specific plan available on any listing you're interested in.
Are your prices negotiable?
Our prices are set to reflect fair market value based on location, size and title status, so there is generally limited room for negotiation. However, we're happy to discuss payment plan structures that make a purchase more manageable for your budget.
What extra costs should I budget for beyond the purchase price?
Beyond the listed price, budget for stamp duty (4% urban / 2% rural), legal fees, land rates clearance and registration fees. As a rule of thumb, allow an additional 5–7% of the purchase price to cover these transfer-related costs.
What happens if I miss an instalment payment?
We understand circumstances change, so we work with clients to find a reasonable solution, such as adjusting the payment schedule. Persistent missed payments without communication may attract penalties as outlined in your sale agreement, so it's important to keep in touch with your agent early if you anticipate a delay.

Legal & Title Deeds

How do I verify a title deed is genuine?
Conduct an official land search through the Ministry of Lands or the Ardhisasa platform to confirm the registered owner and check for any encumbrances. We provide search results for every parcel we sell, and we also recommend clients do their own independent verification for full peace of mind.
When do I receive my title deed?
For cash purchases, the transfer process begins immediately after full payment and typically completes within a few weeks, depending on the Ministry of Lands' processing times. For instalment plans, the title is processed and issued once the full purchase price has been paid.
Is the land freehold or leasehold?
This varies by project, each listing specifies the tenure type. Freehold means indefinite ownership, while leasehold is for a fixed term (commonly 99 years) that can later be renewed. Our team can explain the specific tenure for any plot you're considering.

Construction & Development

Do you build on the land I buy?
Yes. Landplan offers architecture and design, building and construction, and full project development services, so you can move seamlessly from buying land to designing and constructing your home or commercial property with the same trusted team.
Can I use my own contractor instead?
Absolutely. Buying land from us does not obligate you to use our construction services. You're free to engage your own contractor, though we're always available if you'd like design or construction support at any stage.
How long does a typical residential build take?
A standard single or double-storey home typically takes 6 to 12 months from groundbreaking to completion, depending on size, finish level and whether the build is phased to match your cashflow.

After-Sales

What happens after I complete payment?
Once your payment is complete, we begin processing your title transfer with the Ministry of Lands. We keep you updated throughout, and once the title is registered in your name, our team hands over the original documents and remains available for any follow-up support you need.
Do you help with property management after purchase?
Yes. Our due diligence and property management service can help with ongoing tasks such as fencing, caretaking, land rates follow-up and general oversight if you're not based near your property.
